Tile Roof Repair in Marana: What Homeowners Should Know

Why do tile roofs leak in the valley areas specifically?
Valleys are where two roof planes meet. All the water from both slopes funnels through that one channel, so it takes more abuse than any flat section of the roof. The tile itself isn't usually the problem โ concrete and clay tiles are hard and UV-resistant. The issue is the underlayment beneath. Out here in Southern Arizona, that underlayment bakes at 150ยฐF+ through the summer, then gets hammered by monsoon runoff. Standard felt can dry-rot and crack in 15โ20 years. How long does a tile roof actually last in the Tucson area?
The tiles themselves? A long time. Concrete tile can last 40โ50 years. Clay even longer. But the underlayment under them โ that's a different story. Most original installs used 30-lb felt. It doesn't survive 20 Arizona summers well. So the roof above looks fine from the street, but the waterproofing layer underneath is gone. That's why we often tell homeowners: your tile might be in great shape, but if your underlayment is 20+ years old, it's worth a roof inspection before the next monsoon season hits.
What is peel-and-stick underlayment, and why does it matter?
Old felt underlayment is mechanically fastened โ nails and staples hold it down. Peel-and-stick (like the Roofnado Spyder we used on this job) bonds directly to the roof deck and seals around any fasteners. Water can't sneak through nail holes. It's also way more heat-resistant than traditional felt โ which matters when your attic's running 140ยฐF in July. When we do tile roof repair work, especially in valleys, we use peel-and-stick because it outperforms felt in this climate. It costs more. It's worth it.
Should I repair my tile roof or replace the whole thing?
Straight answer: it depends on the deck and the underlayment, not just the tiles. If the damage is isolated โ one bad valley, a handful of cracked tiles, a failed flashing โ repair makes sense. We'll tell you that directly. We're not going to push a full roof replacement on a roof that just needs targeted work.
But if the underlayment is failing across the whole roof, if the decking has rot in multiple spots, or if the tiles are heavily spalled and breaking โ that's different. A full re-roof is the smarter investment then. We've been doing this for 20 years in Tucson. We call it like we see it.
What are the signs my tile roof needs repair?
Some are obvious. Some aren't.
- Water stains on ceilings or walls โ especially after a monsoon storm, that's the big one.
- Cracked or slipped tiles โ visible from the ground, sometimes from wind or foot traffic.
- Granule buildup in gutters โ if you have a cap sheet underlayment, deterioration shows up this way.
- Lifted or missing ridge cap tiles โ ridge caps take a beating in high winds and are a common entry point for water.
- Dark streaks or moss near valleys โ moisture sitting where it shouldn't be.
